OPERATIONAL SUPPORT

 

The consultants of Cutting & Associates have over 40 years of experience in managing, reviewing, and operating hotels, resorts, golf courses, and marinas. We are available to prepare an operational analysis and review of an existing hotel to analyze areas where the hotel is performing well and areas that are in need of improvements. C&A's report considers both objective and subjective performance characteristics through our inspection of the property and the completion of various interviews. An integral part of our thorough process includes interviewing management of the property, management of comparable properties, clients of the property, and knowledgeable city and county officials. We will also perform a financial review comparing the financial performance of your property with industry standards.

As an addition to an operational review, we are available to perform a physical condition assessment. A physical condition assessment is an analysis that assesses the general physical condition and maintenance status of an existing building and property. This survey provides recommendations for repair/renovation with cost estimates which affords receivers, owners, brokers, and lenders the opportunity to improve the value of a hotel.


STRATEGIC PLANNING


Even during high-occupancy and high-revenue periods, the practice of aggressive Strategic Planning is crucial to an asset's long-term success. It is for this reason that one of C&A's basic functions is to provide Strategic Planning guidance to our clients during all phases of our business relationship. C&A's principals have been involved with and responsible for developing and implementing comprehensive and measurable Strategic Plans over the duration of their hospitality careers, encompassing numerous hotel and resort projects.

Cutting & Associates views Strategic Planning as a "never-ending" process, whereby ownership and management are continuously evaluating their business environment for the purpose of identifying new opportunities for success. The hospitality industry is a cyclical one, with historically high peaks and valleys that are often predictable. Our belief in the importance of Strategic Planning, and our role in this process on behalf of ownership and management, is targeted at minimizing the negative effects of those downward curves that occur in our complex industry.
